Flooring experts estimate that hardwood floors can be sanded for refinishing up to 10 times depending on the thoroughness of the sanding and the level of wear and tear on the floor. If a drop of water beads or soaks in slowly you may get by with a good cleaning and polishing.
Situations differ but you may not be able to refinish your hardwood floor more than 10 times. If a drop of water soaks in immediately the wood fibers may already be exposed and the floor needs refinishing. But as long as the damage is shallow in the coating and not in the wood itself you can renew the hardwood floor by adding a new coat of polyurethane right over the old finish. First decide whether the floor needs a total refinishing job.
The job requires using a buffer which you can rent at a home center and a vacuum to suck up dust.
